1. Clogged Condensate Drain Line

Most common cause (70% of cases)

Your aircon removes moisture from the air, creating condensation that drains away through a small pipe. In Bangkok high humidity and dusty conditions, this drain line easily clogs with algae, mold, dirt, and debris. When blocked, water backs up and overflows from the drain pan.

Signs: Water dripping from the indoor unit, musty smell, visible algae or slime in the drain pan.

Fix: Locate the drain line (usually a small PVC pipe near the outdoor unit) and check if water flows freely. If blocked, use a wet/dry vacuum to suck out the clog or call for professional cleaning that includes drain line flushing.

2. Dirty Air Filter

Second most common cause

A severely clogged filter restricts airflow over the evaporator coil. This causes the coil to freeze up, and when it thaws, excess water overwhelms the drain system. Bangkok pollution and dust make this especially common if filters are not cleaned regularly.

Signs: Ice formation on the indoor unit, reduced cooling, water dripping after the unit has been running for a while.

Fix: Turn off the aircon and remove the front filters. Wash them with soap and water, let them dry completely, and reinstall. If filters are damaged or extremely dirty, replace them.

3. Low Refrigerant (Gas Leak)

Requires professional attention

Low refrigerant causes the evaporator coil to freeze. When the ice melts, it produces more water than the drain system can handle. This is a serious issue that affects cooling performance and can damage the compressor if not addressed.

Signs: Reduced cooling performance, ice on the coil or refrigerant lines, higher electricity bills, hissing or bubbling sounds.

Fix: This requires a technician to locate and repair the leak, then refill the refrigerant. Never ignore this issue as it will worsen over time.

4. Incorrect Installation or Slope

More common in older units

The indoor unit must be installed level or with a slight tilt toward the drain side. If the unit is tilted the wrong way or the drain pipe lacks proper slope, water cannot flow out naturally and backs up into the room.

Signs: Water has always dripped since installation, problem occurs regardless of cleaning or maintenance, water pools at the front of the unit.

5. Damaged or Rusted Drain Pan

Common in units over 8 years old

The drain pan under the evaporator coil can crack, rust through, or develop holes over time. Even with a clear drain line, water leaks through the damaged pan bottom onto the floor.

Signs: Water dripping even with clean filters and clear drain line, visible rust or cracks in the drain pan, problem persists after other fixes.

Fix: The drain pan needs replacement. This requires partially disassembling the indoor unit and is best handled by a professional during a maintenance visit.

  • Water continues dripping after cleaning filters and drain line
